Maharera has decided to make the registration process even more strict to prevent the scams that have been revealed in housing projects by cheating consumers through Maharera registration.
The project will be registered only after the verification of the construction commencement certificate received from the concerned local bodies on Maharera’s e-mail. Otherwise, it has been clarified that registration will not take place and this will be implemented from June 19.
The RERA Act has been enacted to prevent consumer fraud and bring transparency in the construction industry. The implementation of this law has been going on in the state since 2017 through Maharera. Without Maharera registration, the houses in the new project cannot be sold or the project can be advertised. Hence Maharera registration is very important. While many developers are finding loopholes and cheating Maharera and consumers, it has come to light in the case of fake registration in Kalyan-Dombivli Municipal Corporation.
All the permissions granted by the Brihanmumbai Municipal Corporation for new projects are available on the website of the Municipal Corporation. Therefore, it is possible for Maharera to verify the documents of the project in Mumbai. But as such information is not made available by other local bodies or authorities, there is a gap for developers. Therefore, it has been clarified by Maharera that all local bodies should make the project permission documents available on their website and link their website with Maharera’s website. A circular clarified that if the relevant project information is not available on e-mail, the registration will not be done.
